Important: before you bring the standard project selected online to the architect and send it for revision, you should carefully study the location of all living rooms in it relative to the cardinal directions on your site. It may well happen that the house you like will end up with bedrooms located in its northern part, and all household premises in the southern part. There is little pleasant in such a layout.

  • If there are large trees on the site that you do not want to remove, then you need to move the house at least 5 meters away from them. If the tree crown exceeds the diameter of 5 meters, then the distance is increased, otherwise the root system will damage the foundation over time.
  • The house is removed 20 meters from the well or well. The same as from the sewer.
  • After building a house, shrubs can be planted at a distance of 1 m from the boundaries of the site, and trees - 3 meters.

Important: if buildings do not have windows, then the distance between them can be reduced by 20%. The exception is buildings with fire resistance degrees IIIa, IIIb, IV, IVa and V.

Advice: if the plot is narrow, it is allowed to “push” the building deeper into the territory, but in agreement with the chief architect of the locality in which the house is being built. As a justification, a master plan of the development area is provided.

First of all, we must find out the boundaries of the site and see it on a piece of paper - preferably on graph paper with a real scale. So that you can draw everything out with a pencil and a ruler, turn on your imagination.

At the suggestion of forum members, my husband and I stupidly measured everything with a tape measure. As for the differences in height, it was immediately clear to me where the top was and where the bottom was. The slope was gentle. I measured it by eye using a laser pointer and drew a line on the plan.

These lines on the plan will give us an idea of ​​where the flows of melt and storm water will go, where the soil will warm up best, where it is better to locate buildings and where to lay out beds.

A cozy southern slope is a real gift for an amateur gardener; it is the southern slope that is the best place for growing most fruit and ornamental crops. The northern slopes warm up the worst; usually such a plot of land is terraced, with terraces sloping from west to east. If there is a need for drainage, open side ditches are made along the terraces where water can be directed.

It is better to place the house at the top of the slope and so that its shadow does not fall on the future garden or vegetable garden.

The ground is completely flat, like a table, which is more of a minus than a plus.

The optimal slope is 0.04% (at least 4 cm per 10 meters).

3. Determine the composition of the soil.

We talked about how to do simple tests at home that will give you fairly accurate information. You will need this information when planning plantings.

4. If there are already trees and shrubs, indicate in the plan which ones you will leave.

Large trees in the north side do not cast a shadow on cultivated plants and protect the plantings from the wind. It is not recommended to remove them.

5. Study how your property is illuminated by the sun.- this will help you correctly position buildings, select plants and design a greenhouse.

Distances and sizes: what to build on the site

One of the most common planning mistakes is having too much space in the house. When starting to build a house, find out from the table what area on a private plot it should occupy (other objects and zones).

According to the current SNiP 30-02-97, the distance between the main buildings on your site (as well as yours and your neighbors) and their location should be as follows:

Distance between houses in a straight line:

  • between brick houses - 6 meters;
  • between houses with a metal frame and wooden rafters - 8 meters;
  • between wooden houses – 15 meters;
  • your house should be at least three meters away from the border of your neighbors;
  • from the “red line” - at least 5 meters;
  • from trees that are not subject to demolition - at least 2.5 meters;
  • from power lines - from 10 m (for a 20 kV line) to 40 m (for a 750 kV line).

Distance from home to outbuildings(they are advisory in nature and allow for minor errors, which are still better to avoid and plan everything well so as not to complicate the possible sale of the building in the future).

Calculated in a straight line from the outer wall of the house:

  • to the street toilet – 12-15 meters;
  • to the bathhouse or shower - 8 meters;
  • to the chicken coop, rabbitry and other premises for keeping pets – 12-15 meters;
  • to the compost pit - 8 meters or more;
  • the minimum distance from the house to any of the other outbuildings is 4 meters.

Distance between objects:

  • It is forbidden to dig a well next to the fence;
  • the recommended distance from the well to the compost pit and toilet is 20 meters; SNIPs do not regulate, but for your safety it is better to adhere to the same standards for an artesian well.

Distance to neighbors:

  • barn with animals - 4 meters;
  • bathhouse, shower, toilet – 2.5-3.5 meters;
  • garage, storage room with equipment - at least 1 meter.

The optimal distance from your buildings to your neighbor’s property is 3 meters. If you plan everything taking into account these distances, you will not shade your neighbor's land, your wastewater will not get to your neighbors, and there will be fewer reasons for conflicts.

Placement of objects on the site: bushes and trees

The distance from the fence to plantings on a private plot is also regulated:

  • bushes - 1 m from the fence;
  • medium-sized trees - 2 meters;
  • tall trees - 4 meters.

How to correctly place objects on the site

The house is the most important object on the site, and the first thing we do is choose a place for it. In addition to observing all the distances provided for by SNiPs, it is necessary to choose a place with a sufficiently low groundwater level (it may vary within the site) in order to protect the foundation from flooding.

Correct location of buildings on the site.

Another rule that will allow you to choose a good place for a house is called the “rule of edges”: the smaller the site, the closer to its border the house should be located. Small area - we place the house as close to one of the side boundaries as SNiPs allow, and effectively use the rest of the area.

  3. We design a house with the corresponding direction of the main facade, defining the entrance group and the priority location of the terrace.

  • Recreation areas should be located in priority directions from the house to the east and south. Technical and auxiliary areas - to the north and west.
  • We recommend leaving an open area (lawn) in front of the terrace.
  • The children's playground must be placed so that this area is clearly visible from the kitchen, dining room, living room, and terrace.
  • Make the most of all the space on the site. Try to avoid concentrating all zones in one place (in close proximity to the house). Evenly distribute the target areas (gazebo, playground, bath complex, benches, etc.) so that there are no unused, “dead zones”.
  • Double-check the location of all zones on the site using motion vectors. Movement vectors should be natural and as short as possible.
